Kent
The center of the coverage area and, at 136,588 people in the 2020 census, the biggest city in south King County. It is three places for a gutter contractor: the valley floor along the Green River, flat and low, where the Howard Hanson Dam has held the river back since 1962 but the ground still sits close to the water table; East Hill, with subdivisions from the late 1970s onward and the Panther Lake area added in 2010; and West Hill above the valley on the SeaTac side. Median build year is about 1985, which puts a lot of original spike-hung gutters at the end of their life.
North: Renton, Tukwila, SeaTac, Burien
Renton is nine miles north, at the south end of Lake Washington where the Cedar River comes in, with the Highlands rising to the east. Tukwila is ten miles north on the same Green River valley floor as Kent, with the same flat-lot drainage question. SeaTac is eight miles northwest; the airport's weather station is the official rain gauge for this whole area, and the 39.34 inches quoted across this site were measured there. Burien is eight miles as the crow flies and about thirteen by road, on the Puget Sound side of the airport, where wind off the water drives rain sideways at the eaves.
West: Des Moines and Federal Way
Des Moines is nine miles west on the Sound, with a marina and bluff-top neighborhoods that take the weather straight off the water; salt air is one more argument for aluminum over steel there. Federal Way is ten miles southwest between I-5 and the Sound, with many lots under mature Douglas fir, which makes needle-proof guards a common request.
South and East: Auburn, Covington, Maple Valley
Auburn is six miles south, where the Green and White river valleys meet, with Lea Hill on the plateau above; the valley portion shares Kent's flat, slow-draining ground. Covington is eight miles east on SR 516, the halfway point to Maple Valley, on the plateau with newer subdivisions and plenty of evergreens. Maple Valley is thirteen miles east, ten by road, on the wooded plateau along the Cedar River; heavily treed lots make guards and twice-yearly cleaning the norm.
